This December, Mexico's Riviera Nayarit will welcome an ambitious development: Nauka, a members-only, master-planned community; and Siari, A Ritz-Carlton Reserve that shares the property but operates as a distinct luxury resort. Together, they are set on a rugged stretch of northern Nayarit coastline that, until recently, was largely inaccessible to high-end travelers.
The Riviera Nayarit's northern coastline, with its golden-sand beaches, green jungles and craggy cliffs, has long been one of Mexico's most beautiful but under-visited regions. Until now, reaching it meant a 2.5-hour drive on winding local roads. The completion of a modern highway, the northern section of which is scheduled to open by mid-October, will cut travel time dramatically, making the area a feasible weekend escape for travelers from major U.S. hubs.
Mark Birnbaum, co-founder of Life Properties and a partner in Nauka, calls the infrastructure upgrades "a game changer" for the luxury market.
"For the first time, travelers can look at Nayarit like their version of the Hamptons," he said. "They can get here in roughly two hours from cities like Dallas, Houston or Los Angeles -- and be back home just as quickly."
The Nauka vision
Nauka spans 800 acres and takes its name from the Huichol word for "four," referencing its diverse topography: old-growth jungle, volcanic cliffs, mangrove estuaries and more than four miles of oceanfront, over two of which are swimmable golden-sand beach. Conceived during the pandemic, Nauka departs from the traditional golf-centric model of luxury communities, offering a more inclusive approach to leisure that caters to all members of the family.
"We wanted to create a place where everyone has the best time ever, not just the golfer disappearing for five hours while everyone else sits on the beach," Birnbaum said.
Sports, wellness, cultural immersion and environmental stewardship are central to the community's ethos. Only 400 memberships will be offered, each tied to a private residence. Properties cannot be listed on Airbnb; instead, rentals are restricted to fellow members and their guests, preserving the exclusivity of the community.
Siari, A Ritz-Carlton Reserve
Sharing the same coastline but operating as a separate entity, Siari, A Ritz-Carlton Reserve will debut alongside Nauka in December. Set on 890 acres, the resort offers 90 oceanview rooms and 35 branded residences designed by Mexico City-based Bernardi + Peschard Arquitectura. The design honors the region's Huichol heritage, with architecture and interiors that merge with the surrounding jungle, cliffs and beaches.
Hotel guests at Siari enjoy their own set of dedicated facilities, while residents of Nauka have reciprocal privileges to use select Ritz-Carlton Reserve restaurants and amenities. However, access to Nauka's membership-only areas remain exclusive to members.
Amenities and experiences
At Nauka, members have access to a Tom Fazio-designed 18-hole championship golf course, a marina with 250 boat slips (scheduled to open next year), and a network of beach clubs and restaurants. Siari's programming includes a golf course, beach club, restaurants, and prormaming that emphasizes natural immersion. Adventure offerings include guided hikes to hidden waterfalls, meditation in secluded coves and seasonal whale-watching.
From the start, Nauka's development team has incorporated environmental preservation and local economic impact. Coffee, produce and other supplies are sourced from surrounding communities, and hiring focuses on employing local residents.
While other parts of Mexico face increasing saturation, Nauka and Siari are extending Mexico's luxury frontier farther up the coastline of Nayarit.
